The curved infinity pool and hot tub sit at the edge of the main terrace, with the ocean stretching beyond the surrounding hills. A shaded palapa, loungers, and outdoor seating offer different places to gather, relax with a book, or enjoy drinks prepared by the bartender.

Six Full Bedrooms Plus a Hybrid Sleeping Room

The property is listed as seven bedrooms for 16+ guests. Its detailed layout comprises six full bedrooms and a seventh hybrid room, rather than seven equivalent bedroom suites:

• Bedrooms 1–5: One king bed in each room, with ocean views and a private bathroom.
• Bedroom 6: Two queen beds, ocean views, and a private bathroom.
• Hybrid room: A Murphy bed, with a rollout option by arrangement. This room does not have a dedicated ensuite bathroom.

Private chef service, a bartender, daily housekeeping, and concierge support are included in the villa rate. The property team can coordinate meal preferences, grocery shopping, and arrival details, with welcome chips, salsa, and signature margaritas listed as arrival touches.

Included staffing is available from 8 AM to 4 PM. Extended or evening service can be arranged for an additional fee. Groceries and beverages are purchased separately; send your preferences before arrival so the team can help prepare for your stay.

A Hillside Retreat in Pedregal

Villa Mountain View is in gated Pedregal, beside Cabo San Lucas, with access to the community’s tennis and basketball courts subject to local arrangements. Downtown Cabo and the marina are nearby by car; the neighborhood’s steep roads make transportation useful for many groups.

This is an elevated ocean-view villa, not a beachfront property. Nearby Pedregal Beach is scenic for walking, but strong surf and currents make it unsuitable for swimming. For swimming outings, consider designated areas of Medano Beach and follow local flags and current conditions.

Cancellation Policy

Reservations are refundable up to 60 days prior to check in. Within 60 days there are no cancelations or refunds. (This policy is subject to change and may be reflected differently in your rental agreement)
